How does the calculation work?

The legal formula for residential leases is basic rent × new index ÷ starting index (art. 1728bis of the old Belgian Civil Code and the regional tenancy rules). The new index is the health index of the month before the anniversary of your contract’s entry into force. The starting index depends on your region and the start date: for Flemish contracts from 2019 onwards it is the month before the entry into force, otherwise the month before signing. For older contracts with a poor energy label, the tool also automatically applies the mandatory correction factor (Flanders and Brussels).

Frequently asked questions

Which index do I use for rent indexation?

Always the Statbel health index, not the ordinary consumer price index. Numerator and denominator must use the same base year; this tool calculates in base 2013=100.

When am I allowed to index the rent?

Once per lease year, at the earliest on the anniversary of the contract’s entry into force. The indexation applies retroactively for a maximum of three months from your written request.

What is the starting index?

For Flemish contracts that entered into force from 1 January 2019, it is the health index of the month before the entry into force. In all other cases, it is the index of the month before the contract was signed.

What does the EPC label do to my indexation?

For contracts predating the 2022 energy freeze with a poor energy label (Flanders: D/E/F, Brussels: E/F/G), a permanent legal correction factor limits the indexation. This tool applies it automatically.

Is this calculation official?

The tool uses the official Statbel health index figures and the legal formulas per region. The result is an accurate calculation, but not legal advice: special contract clauses may deviate.
